Nth Degree’s novel approach to real estate blends design, renovation, and marketing

As a luxury agency with over 25 years in real estate markets across Ohio and North Carolina, the Nth Degree team at Coldwell Banker has established itself as an expert in “everything home,” combining luxury real estate, interior design and renovation services to guide clients in finding their perfect homes and transforming them into personal retreats that offer quiet luxury.

“We designed Nth Degree to be one-stop shopping for the home,” says founder Neal Hauschild, who co-owns the company with Jeff Ramm. “Our goal is to make it easy for clients because they're not repeating their story multiple times, to realtors, contractors and sub-contractors. Many of these homes are older and have not been updated to meet today’s standards, which makes the very story-driven and emotional experience of buying a home less successful. Our services maximize profits and drastically change the entire process, as we use part of our marketing budget to better prep and stage the homes.”
Recent listings that have undergone incredible transformations are 1052 Toxaway Drive and 95 Cardinal Trace in Lake Toxaway, North Carolina. While both properties had similarly been stagnating on the market before Hauschild and Ramm took over the listings, they needed drastically different approaches: intentional, design-driven staging for 1052 Toxaway Drive and a full renovation including additions at 95 Cardinal Trace.

The difference lay in the homes themselves. The Toxaway Drive property required only minor changes, including painting, replacing carpeting and furnishing the rooms with pieces that gave the spaces a refreshed look. 95 Cardinal Trace, by contrast, was originally built in 1985 as a cottage and needed updates and extensive work to increase the amount of finished living space for today’s luxury buyer.
“Remodeling and staging lakefront and mountain properties doesn't mean stripping away the character of the home,” says Hauschild. “We are able to maintain the unique characteristics of the original homes while making improvements to highlight the functionality and aesthetics. The goal is not to impress at first glance, but to resonate over time—to reveal depth, comfort and a sense of belonging with each return. Ultimately, the new luxury is about emotional longevity—and it demands a more thoughtful, artful approach to lakefront and mountain living.”
